You keep control but we sort out the required administration.


  • Visit you at your property, provide a rental valuation and offer advice which you will help to let your property.
  • Advise you on compliance with the various safety regulations.
  • Find the right tenants. Your property will be advertised in the local press and on the internet if necessary, although we will often have tenants waiting.
  • If required, we will also arrange an Open House session, or two, usually lasting no more than two hours.
  • Accompanying tenant applicants to view the property.
  • Obtaining and assess references and credit checks*.
  • Preparing a suitable tenancy agreement and arranging the signing of this contract.
  • Collect a deposit from the tenant (Deposit will be held by the Deposit Protection Scheme).
  • Preparing an inventory and detailing the current condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Overseeing the transfer of gas, electricity and council tax accounts into the tenant's name.
  • Receiving rental payments monthly in advance, transferring this to you promptly (minus costs), detailed in a statement.
  • Visit/Contacting the tenant every three months, and when required the renewing of the contract.
  • Checking tenants out as required, re-letting and continuing the process with the minimum downtime period.

* We use the services of an independent referencing companies to obtain and assess references, as well as undertaking necessary credit checks.
